ARCHITECTURAL ENHANCEMENTS

Targeted architectural alterations and new design elements were developed within the established building envelope to improve proportions, functionality and the overall architectural character.

INTERIOR ARCHITECTURE & DESIGN

Complete interior architecture and design developed across the residence, establishing a cohesive spatial, material and aesthetic language from the principal living areas through to the private spaces.

Existing developer layouts were extensively reviewed and reconfigured to improve circulation, spatial relationships, furniture planning and the practical requirements of everyday living.

KITCHEN & BATHROOM DESIGN

Detailed design of kitchens and bathrooms, integrating cabinetry, sanitaryware, fittings, lighting and finishes within the wider interior concept.

BESPOKE FURNITURE & JOINERY

Custom furniture, cabinetry, wardrobes, shelving and integrated joinery were designed specifically for the villa to provide both functional solutions and a distinctive interior identity.

LIGHTING DESIGN

Architectural, decorative and ambient lighting was coordinated to enhance materials, highlight key interior features and create different levels of atmosphere throughout the house.

FF&E DESIGN

Furniture, decorative lighting, textiles and accessories were curated to complement the architecture and introduce a relaxed, sophisticated character appropriate to contemporary tropical living.

REWORKING THE PLAN

REIMAGINING A DEVELOPER-LED VILLA

Elysian Sky Villa began as a developer-designed residence already entering construction when BAYA was commissioned. With the principal building form established, the opportunity was to identify where targeted architectural changes and a completely new interior approach could significantly improve the finished home.

Existing layouts were extensively reworked to improve circulation, functionality and spatial relationships. Architectural elements were introduced and refined throughout, creating greater definition and more considered connections between the interiors, terraces and expansive ocean views.

BAYA developed the complete interior architecture and design, from spatial planning and bespoke joinery to kitchens, bathrooms, lighting, furniture and decoration. Existing construction decisions were selectively retained and integrated with natural timber, textured surfaces and new architectural detailing, establishing a warm and cohesive visual language throughout the residence.

The completed villa demonstrates how a developer-led property can be substantially elevated without wholesale reconstruction. Through focused architectural intervention and a comprehensive interior design strategy, the original scheme evolved into a more cohesive, personal and sophisticated tropical residence.

BAYA joined the project during the early stages of construction, working within the established building envelope and elements of the developer’s original specification. Significant replanning, new architectural features and a complete interior design transformed the house, introducing a stronger spatial hierarchy, greater functionality and a distinctive identity tailored to the owners and their way of living.

REWORKED SPACE-PLANNING

The original developer layouts were carefully reconsidered to improve circulation, proportions and functionality, creating spaces better suited to the scale of the house and the owners' requirements.

ARCHITECTURAL INTERVENTIONS

New architectural elements and targeted alterations were introduced within the established building envelope, adding definition, character and a stronger relationship between individual spaces.

INTERIOR ARCHITECTURE

The interiors were conceived as a cohesive architectural composition, using built-in elements, joinery, wall treatments and carefully considered transitions to bring greater depth and identity to the existing structure.

A NATURAL MATERIAL LANGUAGE

Timber, stone, textured surfaces and neutral finishes bring warmth and tactile character to the interiors, complementing the tropical setting while working alongside materials already committed during construction.

BESPOKE JOINERY

Custom cabinetry, shelving, media units, wardrobes and integrated furniture were designed throughout the villa, providing practical functionality while becoming an important part of its architectural character.

INDOOR–OUTDOOR LIVING

Interior spaces were developed to maximise their relationship with the extensive terraces, pool and ocean views, creating an easy transition between enclosed and open-air living.

PRIVATE SPACES

Bedrooms, bathrooms and dressing areas were individually developed with an emphasis on comfort, storage and material detail, giving the private areas the same level of consideration as the principal living spaces.

DESIGN WITHIN CONSTRAINTS

Working with an active construction project required existing decisions to be carefully assessed and selectively retained, concentrating new interventions where they could deliver the greatest improvement to the finished home.

BAYA first designed this home in Thailand, and after such a great experience, we asked them to design our second home in the Dominican Republic. The two properties are very different, demonstrating their breadth across architecture and interiors. They understood how we wanted to live and made the entire process remarkably easy and enjoyable. Both homes turned out beautifully — and after two projects and many dinners, we’ve also become good friends.
