Villa Marella began as an off-plan residence within a luxury hillside development in Koh Samui. Initially commissioned for the interior design after construction had begun, BAYA quickly identified opportunities to rethink the developer’s original layout and create a home better suited to the owner’s ambitions.
Working within an active development and established architectural framework, the villa was substantially reconfigured and expanded from two to five bedrooms. Previously overlooked areas were incorporated, circulation and connections to the exterior improved, and a new entertainment level introduced with a cinema lounge, games room and bespoke bar opening onto a generous terrace and pergola, alongside a private gym and wellness suite.
The interiors were redesigned in parallel, including new kitchens, bathrooms, wardrobes, bespoke joinery, lighting and furniture. Travertine, natural rubble stone and warm timber replaced the standard development specification, establishing a more refined and individual identity while remaining sympathetic to its tropical Koh Samui setting.
What began as an interior commission ultimately transformed a standard off-plan villa into a highly personalised luxury residence. By balancing the constraints of the existing development with the owner’s individual requirements, BAYA created a significantly more ambitious property that subsequently became one of the estate’s most successful luxury rental villas and led to further commissions within the development.
The project began by questioning the limitations of the original off-plan design and identifying opportunities within an active construction programme. Strategic architectural revisions allowed the developer's standard villa to evolve into a substantially larger and more individual residence without losing the underlying architectural character of the development.
Careful replanning transformed the original two-bedroom layout into a five-bedroom residence by bringing previously overlooked areas into use and reorganising circulation and internal functions. The result provided the additional accommodation the owner required while maintaining generous living spaces, privacy and a natural flow throughout the home.
A previously underutilised lower level was transformed into a dedicated entertainment destination with a cinema lounge, games room and bespoke bar opening onto an expanded outdoor terrace beneath a contemporary pergola. This created an entirely new dimension to the villa centred around gathering, entertaining and indoor-outdoor living.
As the design developed, a private gym and dedicated massage and wellness suite were incorporated alongside the expanded entertainment and outdoor spaces. These additions elevated the original developer villa into a much more complete private retreat designed specifically around the owner's lifestyle and requirements.
The original development specification was comprehensively upgraded through new kitchens, bathrooms, wardrobes, bespoke joinery, architectural lighting, furniture and finishes. Travertine, rubble stone, warm timber and natural textures established a richer material language that gave the villa its own identity within the wider development.
The transformation demonstrated how substantially an off-plan property could be improved when design decisions were driven by the individual owner rather than a standard developer specification. Villa Marella became one of the estate's most successful luxury rental properties, while the completed project generated a series of further BAYA commissions from neighbouring owners.
