Twin Courtyard comprises two independent tropical residences conceived from the outset as a single architectural composition. Each villa functions completely independently while allowing the properties to come together as one larger private estate for extended families, groups and luxury hospitality.
Rather than placing two separate buildings alongside one another, BAYA developed a mirrored masterplan in which architecture, pools, gardens and circulation form a balanced composition. Careful planning maximised a relatively constrained site while retaining privacy, generous living spaces and a strong relationship with the landscape.
Water and landscape became defining elements of the design. Reflecting ponds wrap around the architecture and courtyards, bringing movement, reflection and passive cooling deep into the property, while mature Frangipani trees, layered tropical planting and natural stone walls create privacy and shade. Expansive openings, warm timber, natural stone and bespoke joinery further connect the interiors with their surroundings.
The completed estate demonstrates how intelligent masterplanning can transform a compact site into something considerably more generous. Two individual homes retain their own privacy and identity while functioning effortlessly as a unified estate — bringing together architecture, interiors, landscape and environmental design within one cohesive tropical environment.
The project began with the site as a whole rather than with two individual houses. Architecture, circulation, gardens, pools and water features were planned simultaneously to establish a clear relationship between the two residences. The mirrored arrangement creates balance across the estate while carefully controlling views and movement to maintain privacy when the villas are occupied independently.
Each residence functions as a completely self-contained home, with its own bedrooms, living spaces, kitchen, gardens and swimming pool. When used together, the two villas become a larger private estate capable of accommodating extended families, groups and luxury hospitality without compromising the independence of either residence.
Reflecting ponds and water gardens are integrated directly into the architecture, wrapping around living spaces and landscaped courtyards to create constantly changing reflections, movement and light. Beyond their visual role, the water contributes to the passive environmental strategy, helping cool air moving around the buildings while reinforcing the connection between architecture and the tropical landscape.
Landscape was considered from the earliest stages of the project rather than applied after the architecture had been resolved. Mature Frangipani trees, tropical planting, courtyards and natural stone walls create privacy and shade while softening the geometry of the buildings. As the landscape matures, the architecture becomes increasingly embedded within its setting.
Natural stone, timber, textured plaster and woven materials establish a restrained palette inspired by the colours and textures of the tropical environment. These materials continue between interior and exterior spaces, allowing the architecture to feel warm and tactile while creating visual continuity throughout both residences.
Double-height living spaces, private pools, landscaped courtyards, bespoke kitchens and spa-inspired bathrooms give each villa the spatial qualities and amenities associated with a boutique tropical resort. Combined with the flexibility of the dual-residence masterplan, the result is an estate capable of moving naturally between intimate private living and larger-scale entertaining.
