Commissioned by a luxury residential developer, Green Valley Villas was conceived as an alternative to the increasingly dense hillside developments found across tropical destinations. Set amongst the forested hills of Koh Phangan, the masterplan prioritises landscape, privacy and long-distance views, creating a limited collection of contemporary residences immersed within their natural surroundings.
BAYA was appointed to develop the complete masterplan together with the architecture and interiors for a family of three, four and five-bedroom villas. Rather than repeating a single house across the development, each residence was designed to respond to its individual plot, with orientation, levels, pools and outdoor spaces adapted to changing topography, existing vegetation, privacy and views.
The architecture combines clean contemporary forms with natural stone, warm timber and expansive glazing, creating homes that feel grounded within the landscape. Generous roof overhangs, shaded terraces, courtyards and open-plan interiors support year-round tropical living, while carefully framed openings maintain a constant visual connection with the surrounding forest, mountains and distant sea.
Landscape is fundamental to the identity of the estate. Existing mature vegetation is retained wherever possible, with generous green buffers between residences allowing the natural environment to remain visually dominant. The result is a low-density community where individual villas retain their privacy and identity while belonging to a coherent architectural vision shaped specifically for Koh Phangan.
The masterplan began with the existing landscape, topography and vegetation rather than a predetermined development grid. Villa positions, access and orientation were carefully considered around slope, mature trees, privacy and long-distance views, allowing the natural character of the site to guide the overall composition.
Limiting the estate to approximately 12–15 residences creates greater separation between villas and preserves significantly more landscape between buildings. This approach strengthens privacy, reduces the visual impact of the development and establishes a more exclusive residential environment centred around space and nature.
Three, four and five-bedroom villa typologies provide flexibility across different plot sizes and client requirements without resorting to repetitive architecture. Each design shares a common architectural language but can be adapted in orientation, levels, outdoor spaces and planning to respond individually to its site.
Clean contemporary forms are softened by natural stone, warm timber, tropical planting and carefully positioned terraces. Expansive glazing and framed openings draw the landscape into the interiors, allowing forest, mountain and distant sea views to become defining elements of each residence.
Architecture and interiors were conceived together around the tropical lifestyle, with open-plan living spaces extending onto shaded terraces, courtyards, gardens and private swimming pools. Natural materials and consistent detailing create continuity between interior and exterior environments throughout each villa.
The estate balances architectural individuality with the practical requirements of a multi-villa development. Shared design principles, coordinated materials and adaptable villa typologies provide consistency and construction efficiency while allowing each residence to retain its own character, orientation and relationship with the landscape.
