Set within one of Koh Samui’s established luxury residential developments, the villa offered an excellent architectural starting point but required a more individual approach. BAYA worked alongside the developer’s team to refine the layouts, interior architecture, finishes and detailing, creating a home specifically tailored to its owners.
The intervention extended beyond decoration, with floor plans adjusted to improve circulation, functionality and spatial relationships. Kitchens, bathrooms, wardrobes, built-in cabinetry and key architectural details were comprehensively reconsidered, focusing change where it would have the greatest impact without unnecessary reconstruction.
Natural oak, warm neutrals and Spanish porcelain establish continuity throughout, complemented by extensive bespoke joinery and furniture designed specifically for the property. Lighting, artwork, accessories and soft furnishings introduce texture and a relaxed tropical character, while the understated interiors allow the expansive glazing, swimming pool and elevated Gulf of Thailand views to remain central to the experience.
Created first and foremost as a beautiful home for its owners, the completed residence demonstrates the value considered design can bring to a developer property. Its distinctive identity also enhances the villa’s desirability and positioning within Koh Samui’s premium luxury rental market.
The existing developer layouts were carefully reviewed to improve circulation, functionality and everyday use. Targeted alterations allowed the villa to work more naturally as a private residence while making the most of the existing architectural structure and extensive sea views.
Custom-designed natural oak furniture and architectural joinery create a consistent language throughout the interiors. Built-in cabinetry, wardrobes, desks, shelving and individual furniture pieces were developed specifically for the villa, introducing warmth and craftsmanship while maximising functionality.
The kitchen was completely reconsidered as a clean, contemporary centrepiece for the home. An expansive island, integrated appliances, extensive storage and a restrained combination of warm timber and neutral cabinetry create a highly functional space that connects naturally with the adjoining living and dining areas.
Natural oak, woven fibres, textured fabrics and warm neutral finishes soften the contemporary architecture, complemented by premium Spanish porcelain tiles selected for bathrooms and key interior areas. The limited material palette provides visual continuity while allowing texture and craftsmanship to provide character.
Furniture, lighting, soft furnishings, artwork and accessories were curated as an integral part of the overall design rather than added as decoration. Natural textures and subtle tropical references create a relaxed residential atmosphere without competing with the architecture or surrounding landscape.
Large areas of glazing connect the principal interiors directly with terraces, the infinity pool and panoramic coastal views. Furniture planning and material selections reinforce this relationship, allowing the internal and external living spaces to operate as a continuous tropical environment.
Alongside the owners’ personal requirements, the design considered the villa’s position within Koh Samui’s luxury rental market. Greater individuality, improved functionality and a recognisable interior identity distinguish the property from standard developer specifications and strengthen its long-term desirability.
