ARCHITECTURAL DESIGN

Complete architectural design of a bespoke luxury residence within the exclusive Casa de Campo estate, developed around the Caribbean climate, beachfront lifestyle and the individual requirements of the client. Every aspect of the architecture was conceived specifically for the property, from building form and spatial planning to elevations, rooflines, architectural detailing and indoor-outdoor living.

MASTERPLANNING

Planning and organisation of the complete private estate, coordinating the main residence, guest accommodation, arrival sequence, swimming pools, gardens, terraces and outdoor living areas. The masterplan was developed to balance privacy, views, circulation and entertaining while creating a natural progression between architecture, landscape and the Caribbean setting.

INTERIOR ARCHITECTURE & DESIGN

Complete interior architecture and design throughout the residence, including spatial planning, architectural detailing, kitchens, bathrooms, wardrobes, bespoke joinery, material palettes and decorative direction. Interiors were conceived as an extension of the architecture, combining refined natural materials with a relaxed sophistication appropriate to Casa de Campo.

LANDSCAPE DESIGN

Development of the landscape concept as an integral part of the architecture, incorporating tropical planting, courtyards, water features, swimming pools, terraces and shaded outdoor living spaces. Landscape and architecture were designed together to provide privacy, atmosphere and a seamless transition between the residence and its tropical surroundings.

LIGHTING DESIGN

Comprehensive architectural, decorative and landscape lighting design throughout the property, including ambient, task and feature lighting for interiors, façades, gardens, pools and outdoor entertaining areas. Lighting was carefully integrated to enhance materials and architecture while creating a warm, understated atmosphere after dark.

FF&E DESIGN

Detailed selection and specification of furniture, decorative lighting, fabrics, rugs and accessories throughout the residence, combining carefully selected international pieces with bespoke designs. The collection was developed to complement the architecture while providing the comfort and relaxed elegance expected of a world-class Caribbean home.

DESIGN DOCUMENTATION

Extensive design documentation comprising hundreds of detailed architectural and interior drawings, coordinated SketchUp models and 3D reference material. The package was developed to communicate every aspect of the design intent clearly to contractors, consultants, fabricators and specialist teams, supporting accurate coordination and implementation of a highly detailed bespoke residence.

CONSTRUCTION LIAISON

Ongoing liaison with the client, architects of record, contractors, consultants, suppliers and specialist teams throughout the construction process. Design clarifications, material and detail reviews and continued coordination helped ensure the original design intent was understood and implemented to the highest standard across the residence.

A BESPOKE COASTAL RESIDENCE

THE LANGUAGE OF STONE

Designing a luxury family residence from a blank canvas presented the opportunity to create a home that balances contemporary tropical architecture with timeless natural materials and the relaxed sophistication of Caribbean living. Arranged as a generous L-shaped residence embracing the swimming pool and landscaped gardens, the villa is designed around effortless indoor-outdoor living while providing privacy, comfort and a strong connection to its surroundings within Casa de Campo.

Natural coral stone, limestone, timber and textured plaster establish a restrained architectural palette, allowing proportion, craftsmanship and natural light to define the character of the house. Deep overhangs protect expansive areas of glazing, while covered terraces, courtyards and considered landscaping create naturally shaded spaces and a continuous transition between the interiors, gardens and pool.

Beneath the principal living spaces, over 500 square metres of dedicated basement accommodation transforms the home into a complete private retreat, incorporating a cinema, games room, bar, fitness suite and wellness facilities. Above, five bedroom suites are complemented by a Poliform kitchen, separate professional staff kitchen, expansive entertaining areas and an imported Bali stone swimming pool and jacuzzi — creating a home capable of moving effortlessly between everyday family life, entertaining and extended stays.

The project has been developed in close collaboration with Alma Iglesias & Asociados SRL, combining BAYA’s design direction with experienced local engineering, construction knowledge and craftsmanship. This extends to a network of specialist Dominican and international suppliers, manufacturers and fabricators, with detailed design documentation, coordinated 3D models and ongoing construction liaison bringing architecture, engineering, specialist systems, finishes and bespoke elements together under a single design intent.

Exceptional craftsmanship and a curated international material palette reinforce the architectural vision throughout. Travertine, Dominican coral stone, handcrafted timber and Bali stone create a warm, tactile foundation, complemented by bespoke joinery, Poliform kitchens and wardrobes, and furniture by Restoration Hardware. International finishes sit alongside local materials and craftsmanship, creating a sophisticated yet distinctly Caribbean character. Every element forms part of a cohesive design language — understated, enduring and designed to become more characterful with time.

BAYA first designed our home in Thailand, and after such a great experience, we asked them to design our second home in the Dominican Republic. The two properties are very different, demonstrating their breadth across architecture and interiors. They understood how we wanted to live and made the entire process remarkably easy and enjoyable. Both homes turned out beautifully — and after two projects and many dinners, we’ve also become good friends.
